| You are here > More Info More detailed explanations for you on key points! What is the M.L.S.? MLS stands for "Multiple Listing Service". The MLS is the local database real estate agents use when they list property. Some surveys estimate that 85% to 92% of all homes sell from being in the MLS! The MLS is the central database that all agents use to "Search" for listings for their buyers. Why do I need to be in the M.L.S.? When you are MLS your listing datafeeds to hundreds of web sites that enable people to search and find you. With today's economy most people agree that they need all of the explore they can get to get their home sold. Our Flat Fee MLS listing is an inexpensive way for a home seller to get "Into the system" without paying 6% commission to a traditional agent. Do I have to pay an agent if they bring me a buyer? Yes. If you list your home in the MLS you agree to cooperate with other agents. If they bring you a buyer you would be obligated to pay them their share, typically 2-3%. With our program though you save half of the commission less the up front fee though. Best case scenario is you find your own buyer or we refer a buyer to you and you're at zero percent commission! Entry into your local MLS: Whatever your main board is, we make sure you're there for all the local Realtors to see you. There are about 40 different boards throughout the state. Most boards cover one county, some cover several counties. NOTE: Some boards do not share their data with others so it is a good idea to be in both boards for optimum coverage. Click here for a table of boards with overlapping counties. Entry into Realtor.com: Realtor.com is something like a public MLS. Most all non Realtors search here. Realtor.com is not the MLS! How do I get to Reltor.com? The ONLY way you get your home on Realtor.com is to list it with a broker, AmeriSell of course. After you're listed the data exports to Realtor.com (generally within 24 to 48 hours). Whose information appears on Realtor.com? Ours, sorry... By law only the real estate companies info can be there, no home owner contact info. We don't receive that many emails or calls though from Realtor.com. Typically, people already have a Realtor and they see your listing there then call their Realtor.com who in turn contacts you.
