Listing Steps

  1. Please make sure your documents are completely filled in, dated and signed. Fax to 866-301-8413
  2. Please email photos in .jpg format to jkermath@comcast.net
  3. We will email you listing for you to proof for any errors and to make sure it's perfect! NOTE:  You are only able to proof it after it has been submitted to the MLS.  No one has the capability to proof prior to going into the MLS.
  4. If your paperwork is not complete with signatures or the data sheet is not filled in completely it will cause a delay inputting. Please make sure you read the docs thoroughly and fill the docs in completely.
Step Document Name Purpose
1.

Listing agreement

Listing contract Required. The standard coop fee to a buyers agent is usually 3%. If you enter less, some agents may not be as motivated to show your home compared to other similar homes.

2. Lead based paint State required.
3. Agency relationship State required. Describes relationship between seller and agent. Should be "none" unless you are erts (#1)
4. Seller's disclosures State required. Discloses condition of your home. Be very honest with this one!
5. Home measurement sheet Provides us with all pertinent data on your home, taxes and measurements.  NOTE, WHEN YOU DESCRIBE YOUR HOME IN THE REMARKS SECTION, WE ARE LIMITED TO 490 CHARACTERS.
6. Photographs Guidelines: primary photo must be exterior, .jpeg format, less than 500k in size, 512x400 pixels, 76 d.p.i (These guidelines help us get your listing in sooner, if you cannot do all of the above, it is fine, this helps though.  Please email photos in .jpeg format to: jkermath@comcast.net
7. Additional / future changes Please refer to the link to the left "changes to your listing" for future changes such as price changes.  DUE TO CALL VOLUME, WE WILL NOT PROCESS CHANGES UNLESS IT IS SUBMITTED VIA THE FORM, WE NEED TO PRINT A COPY FOR YOUR FILE.

A good handout for agents or buyers is: copies of your disclosures stapled together with the printout of your home. All agents will want to see disclosures so make copies and staple with a flyer, it is a nice handout.

Our sign is 18 x 24 corrugated plastic.  We do not offer a frame for the sign though.  Due to the cost of this program, we simply cannot afford to include a high quality frame (we used to have rather inexpensive ones).  You can purchase a high quality angle iron sign at Home Depot or Lowe's.  

If you need help filling in the paperwork, just call us and we'll go over everything with you so you understand it and are comfortable with it!  We make every attempt to have you in the system within 1-2 business days.
